Knowing how to calculate BTU for mini split capacity takes two passes: a square-footage baseline, then adjustments for what makes the room different. Carrier and Trane both stress that floor area is only a starting point, so treat the result as an estimate until you work through the conditions below.

How Many BTU Do I Need Per Square Foot?

Plan on 12 to 25 BTU per square foot for typical rooms, with Carrier’s rule of thumb at 25 and Trane publishing the full 12–25 range. A mild, shaded room sits near the bottom; a hot, humid, or sun-soaked room needs the top. To get the square footage, measure each conditioned space in feet, multiply length by width, and add any area that flows through an open doorway.

A 14 by 12 ft bedroom comes to 168 sq ft. At the 25-BTU end, that works out to about 4,200 BTU — but the smallest heads in Trane’s lineup are 6,000 BTU, so that room lands on the base unit anyway. That pattern is normal: the formula gives a number, then you round to the nearest available capacity, which runs 6,000, 9,000, 12,000, 15,000, 18,000, 24,000, 30,000, 36,000, 48,000, and 60,000 BTU. One ton of capacity equals 12,000 BTU, so the 24,000-BTU size is a two-ton unit.
